From 30 June 2024, with the entry into force of the amendment to the Telecommunications Act “TKGN”, tenants will be free to choose the provider of telecommunications services in their apartments. If a central supply contract has been concluded for the property via the owner, the tenant will no longer be obliged to pay.

The challenge for the owner: to provide the tenant with the available technology, and to upgrade it if necessary, without being able to divide costs or refinance.

The goal for 2024 must be to achieve as seamless a supply to the tenant as possible with cost neutrality for the landlord—by starting to plan now.

For 2022, we have structured the preliminary work as follows:

  • Identifying the technical equipment outside and within the building with the telecommunications provider and the municipality
  • Determining the expansion potential of the existing technology and undertaking a feasibility study of innovative technology (fibre optics)
  • Elaborating strategies for 2024 to be decided by the owner

The owner’s decision will determine further course of action.

In accordance with instructions, activities such as supporting the technical implementation, terminating existing contracts, drafting purchase agreements with as little liability as possible and providing detailed tenant information will be undertaken.
